Smoke and carbon monoxide alarms compulsory from 1 October 2022

As of 1 October 2022, all landlords in England and Wales will be required to provide carbon monoxide alarms in any room of their properties used wholly or partly as living accommodation, where a fixed combustion appliance is present (excluding gas cookers). It will also become compulsory to install at least one smoke alarm on every storey of a rental property on which there is a room used wholly or partly as living accommodation.

This comes alongside a new obligation on landlords to repair or replace any alarm that is found to be faulty during the period of a tenancy as soon as reasonably practicable.

Failure to comply with the new regulations could result in a civil financial penalty of up to £5,000.

"Just a quick note to thank you very much for managing our property over the last almost 9 years. It has been great to know you are looking after the place and finding reliable tenants. Had you still been doing sales, we’d have definitely sold through you. Very best wishes for the future,"
