Smoke and carbon monoxide alarms compulsory from 1 October 2022

As of 1 October 2022, all landlords in England and Wales will be required to provide carbon monoxide alarms in any room of their properties used wholly or partly as living accommodation, where a fixed combustion appliance is present (excluding gas cookers). It will also become compulsory to install at least one smoke alarm on every storey of a rental property on which there is a room used wholly or partly as living accommodation.

This comes alongside a new obligation on landlords to repair or replace any alarm that is found to be faulty during the period of a tenancy as soon as reasonably practicable.

Failure to comply with the new regulations could result in a civil financial penalty of up to £5,000.

"My family and I have just secured a rental property through Living Property, Beccles and would very much like to express our thanks and gratitude for the professional and courteous manner in which Paula, Kim and Cassy from Living Property made it a very positive and stress free experience. Staff were on hand to answer any questions before and after we signed the tenancy with quick responses and excellent advice. We would not hesitate to recommend Living Property to anybody wanting to rent or to those looking to rent out their properties. They definitely provide a very high quality service with both parties interests at heart."
